We took the original house on this lot and are reworking it to get the most out of the property: a two-story duplex with a two-car garage and a private exterior stair to the upper unit. Framing is complete, and plumbing, electrical, and HVAC rough-in are going in now. Once MEP passes city inspection, insulation and drywall close it out.

We're building this duplex through drywall and stopping there on purpose. Walk both units, feel the actual scale of every room, and pick your own flooring, fixtures, and vanities. No finishes to undo: just two open canvases, ready for an owner-occupant, an investor, or both. The interior renderings below show one way to finish it.

From original house to duplex
Design & planning — done. We started with the original house and planned the most value we could get out of the lot: a two-story duplex with a two-car garage, a ground-floor unit, and an upper unit reached by its own exterior stair. Full exterior and interior renderings are finished.
Permits, demo, foundation & framing — complete. Plans were approved by the City of Whittier, the site was prepped, and the foundation went in under city inspection. Framing for both units is done, giving each 1,300± sq ft home its full footprint.
MEP rough-in — in progress. Plumbing, electrical, and HVAC are being run through the open walls now, ahead of the city's rough-in inspection.
What's next. Insulation and drywall close out construction, then we stop on purpose. The duplex is listed at that stage so its next owner can choose every finish themselves.
